The building at 55 Charles Street East, Toronto is a dramatic 48-storey modern point tower designed by the award-winning architectural firm architectsAlliance. The lobby and extensive amenities are planned by the internationally renowned interior design firm Cecconi Simone. These amenities, which span over 20,000 square feet on both the eighth floor and the rooftop, include state-of-the-art fitness facilities with his-and-hers change rooms and steam rooms, as well as lounges, private dining rooms, kitchens, and bars.
The eighth floor also features extensive roof gardens designed by the acclaimed landscape architect Janet Rosenberg Studio, complete with outdoor seating, tables, barbeques, and planting. The rooftop C Lounge, located at the top of the building, offers a south-facing indoor and outdoor amenity with a large party room, full kitchen, dining area, lounge areas, and outdoor terrace with barbeques, planting, and lounging areas. Other features of the building include a ground floor pet spa, parcel storage room with refrigerated storage, and four levels of underground parking with visitor parking, lockers, and bicycle storage.
The building also offers 24-hour, 7-day a week concierge service. The suites, designed by Cecconi Simone, feature 9' smooth-finished ceilings and a choice of pre-finished engineered laminate flooring in living/dining, bedroom, and den areas. The suite entry door is solid core with a dead-bolt and security view-hole, and sliding doors lead to balconies and/or terraces, as per plan.
The windows are insulated, double-glazed floor to ceiling aluminum. The baseboards, door frames, and casings are architecturally designed, and all closets have a black hanging rod with a wood shelf. Each suite also includes stacked washer/dryer appliances with exterior venting.
The kitchens are designed with contemporary cabinetry by Cecconi Simone in a variety of materials and colors, and feature an innovative millwork built-in seating bench and table, as per plan. There is also a pantry and/or storage area, as per plan. The kitchen also offers a choice of porcelain stone composite countertops and backsplash, as per builder's samples.
The Panasonic appliance package includes an integrated refrigerator, induction cooktop, stainless steel oven, hood-fan, dishwasher, and microwave. The kitchen sink is a single bowl stone composite under-mounted sink with a contemporary designed faucet, and there is also integrated LED lighting in the upper cabinetry. The bathrooms feature a vanity with an integrated storage system custom-designed by Cecconi Simone, as well as a mirror with integrated lighting and storage shelving above the vanity.
The porcelain stone countertop has an under-mounted porcelain sink, and there is a choice of porcelain tiles on the floor and wall of the tub/shower enclosure. The plumbing fixtures are black, and there is a tile niche in the shower for added storage. The suites also offer soaker tubs, as per plan, and frameless glass shower enclosures, as per plan.
The showers have a pressure balance valve, and the exhaust is vented to the exterior. The building also offers advanced security features, including fire sprinklers throughout, emergency voice communication systems, and smoke/carbon monoxide detectors in each suite. There is also 24-hour, 7-day a week full concierge service, enter-phone at the lobby for visitor access, and underground parking with cameras and two-way voice communication to the concierge.
Ground floor suites have rough-in intrusion provision on windows and exterior doors, and all suites have rough-in for a keypad and door contact for an intrusion alarm system. The entrance, exits, elevators, and selected exterior areas are monitored by a closed-circuit security system, and there is well-lit underground parking with video surveillance and entry/exit overhead doors. Secure bicycle storage rooms are also available, and the building-wide electronic control system has encrypted fob access.
There is also restricted floor access and two-way voice communication stations with call buttons in common areas. The building also boasts several green features, including high-efficiency gas boilers for domestic hot water and heating/cooling loop, a four-pipe mechanical system allowing individually controlled heating and cooling year-round, separate water and electrical consumption meters for each suite, heat recovery ventilators in each suite, energy-efficient lighting in the garage and corridors, a partial green roof, tri-sorter garbage chute, water conservation plumbing fixtures, low VOC paints and adhesives, carbon monoxide monitoring in parking garages, and easily accessible and secure bicycle parking areas. Electrical and technology features include suite hydro individually metered using "Smart Meter" technology, pre-wired for fiber optic high-speed internet access, pre-wired for fiber optic cable TV and telephones, WiFi provided in the lobby and amenity areas, individual service panel with circuit breakers, capped ceiling outlet above kitchen table, bedrooms, and/or dens, pot lights in hallways, bathrooms, and closets, smart thermostats and room temperature controls, and USB duplex receptacle electrical outlet (2 per unit) for easy charging of personal electronic devices.
